Reimagining Mixed-Use Through Human-Centred Design
Human-centred design shapes every part of Citystars Park St. Extending 1.2 kilometres along Cairo's New Ring Road, the mixed-use district brings together 290,000 square metres of gross floor area in a vibrant live-work-play destination where architecture, landscape, wellness, hospitality, commerce, and culture are seamlessly integrated. The district begins with the pedestrian. Behind its iconic Ring Road frontage lies a network of shaded streets, plazas, terraces and gardens where walking, gathering and everyday life become the defining experience. Bringing together the two iconic brands, Park St. and Citystars, it establishes a new benchmark for sustainable urban living in Egypt.

The 140,000 m² site gives over 80,000 m², roughly 60%, to landscaped public realm. The architecture is sculpted into low-rise, gently faceted buildings that maximise natural ventilation, shaded outdoor environments and cascading green landscapes. At the widest, southern end of the site, Starburst Plaza forms the social heart of the district, framed by a Fairmont Hotel, Park St. Signature Offices, destination restaurants, a live music venue, luxury wellness and spa facilities, fitness studios and a private members club. LEED-certified and climate-responsive, the district is engineered for Cairo's demanding conditions. Double-layered louvred façades reduce solar heat gain while maximising daylight and thermal comfort, their depth and density calibrated to each building's solar orientation. A parametric wave geometry unifies the entire Ring Road frontage while allowing each building to express its own identity.
